The good news is that in most cases, the answer is yes.

As a new home adjusts to seasonal changes, moisture levels, and the natural compression of building materials, some settling is completely expected. Understanding what is normal can help you feel confident as you enjoy your new home.

What Is Home Settling?

Every home settles over time.

After construction is completed, the ground beneath the home continues to compact slightly, while framing lumber naturally expands and contracts with changes in temperature and humidity.

This process is especially common during the first one to two years after moving into a newly built home.

Common Signs of Normal Settling

Small Drywall Cracks

The most common settling issue homeowners notice is minor drywall cracking.

These often appear:

  • Above doors and windows
  • Near ceiling corners
  • Along wall joints
  • Around stairways

Most are cosmetic and can easily be repaired.

Nail Pops

A nail pop occurs when a drywall fastener slightly pushes outward, creating a small bump on the wall surface.

This is a normal part of the settling process and is typically covered during warranty touch-up periods.

Minor Trim Gaps

Wood trim naturally expands and contracts throughout the year. Small gaps may appear around:

  • Baseboards
  • Crown molding
  • Door casings
  • Window trim

These changes are usually cosmetic and expected.

When Should You Be Concerned?

While most new home settling cracks are harmless, there are situations that may warrant a closer look.

Contact your builder if you notice:

  • Large cracks wider than 1/4 inch
  • Doors or windows that suddenly won’t open or close
  • Significant floor sloping
  • Cracks in foundation walls
  • Rapidly growing cracks

These issues are less common but should be evaluated by a professional.

Seasonal Changes Matter

Utah’s climate creates noticeable seasonal shifts that affect homes.

During dry winters, wood materials may shrink slightly. During warmer months, those same materials may expand. These cycles are normal and often explain small cosmetic changes homeowners notice throughout the year.
