DESIGN CONSULTANT JOB DESCRIPTION

 OVERVIEW

  • Meet with new home buyers and advise them in making personal selections for their home.
    • Conduct Guided Tours of the Design Studio for new home buyers
    • Assist and consult home buyers during open Preview sessions
    • Conduct Finalization Meeting with individual buyers to “finalize” the personal selection process.
  • Process all option and selection forms and other paperwork related to Design Selections
  • Greet and welcome all guests as they arrive to make selections
  • Prepare periodic reports summarizing sales activity related to design selections
  • Organize and maintain all selection samples, displays, literature, etc. for Design Studio
  • Provide accurate and current information regarding all pricing and availability via
    • Displays where appropriate
    • Per plan handouts
    • Catalogs
    • Brochures with photos

HOURS

  • General
    • This is a part time position requiring flexible hours. It will typically require 16-25 hours per week, but may vary depending on sales volume.
  • Guided Tours
    • Guided Tours will be held on Saturday mornings from 10  – 11 a.m. for all new buyers.
  • Preview Hours
    • Preview hours will be held at times convenient for buyers to visit the Design Studio
      • Wednesday 5 – 7 pm
      • Thursday 5 – 7 pm
      • Saturday 11 am – 2 pm
    • Occasions may arise which require a “preview” appointment outside of established preview hours. These times will be scheduled and coordinated directly between the home buyer and Design Consultant at reasonable times, and with reasonable notice
    • It is expected that the Design Consultant will actively promote and invite customers to the Design Studio in order to “fill” the preview hours as scheduled and to make the time effective.
  • Finalization Meeting Hours
    • Finalization Meetings will be held during regular business hours
      • Tuesday 11am – 3 pm
      • Thursday 1 – 5 pm
    • Appointment hours are available on the internet for Sales Agents to schedule appointments directly at the time the contract is written.
    • Approximately 4-6 hours per week, on average, are required for Finalization meetings; however, the blocks of times may change from time to time in order to accommodate changes in volume, and time required by the customers to complete selections.
    • Occasionally, and with appropriate notice, appointments will need to be scheduled outside of the block of pre-determined times to accommodate a customer’s schedule, or short notice for inventory homes to meet a construction deadline.
  • Training
    • Attend Weekly sales training and coordination meetings held Tuesdays 9 am – 10:30 am.
    • Attend occasional product demonstrations sponsored by HBA Sales and Marketing Council to deepen understanding of applicable products
    • Attend training by company sponsored training programs (held mornings via video conference, and occasional 2 day training sessions)

ESSENTIAL FUNCTIONS

  • The design studio is accessed by a flight of sixteen stairs and the job will require active walking and mobility around the various rooms and displays of the design studio.
  • Wall displays may weigh up to approximately ten pounds a piece and will on occasion be carried from room to room and placed at heights up to seven feet.
  • Mathematical computation of square footage takeoffs.
  • Comprehension of construction documents such as floor plans and renderings.
  • Memorization for product codes, available options and pricing.
  • Professional appearance for sales and designer position.

CUSTOMER RELATIONS

  • Meet and greet the buyers in an enthusiastic and friendly manner and offer refreshments.
  • Conduct Orientation Tours Saturday mornings to groups of new home buyers.
  • Competently answer questions during Preview hours.
  • Guide buyers through the design process, assisting them with Included Features and Available Personal Choices.
  • Actively pursue sales of available personal choices and appropriately consult with buyers on color and material selections.
  • Work with preferred lenders to ensure total personal choices are maximized based on the amount the buyer is pre-qualified for, but not to exceed that amount or cause difficulty with financing.
  • Complete any Special Request forms, follow through with Estimator, and respond to the customer in a timely manner.
  • Accurately input all personal choices into Newstar Sales, the Company’s construction sales management program, and follow the Company’s sales documents processing procedure.
  • Accurately calculate square footage take offs for flooring, countertops, tile accents and other high performance materials.
  • Red-line buyer’s personal choices on the Buyer’s Set of construction documents. Identify location of flooring, lighting, kitchen layouts and other construction specifications.

COMPANY RELATIONS

  •  Oversee Home Design Studio presentation, cleanliness, display and function.
  • Maintain up to date materials and color selections and replace samples as necessary.
  • Insure accuracy and completeness of Model Home Identification Forms and Design Studio Identification Forms.
  • Attend all required company meetings per management request.
  • Work with Trade Contractors for product knowledge. Visit various trade contractor factories on a quarterly basis and maintain up to date brochures and information regarding high performance products available in home design studio.
  • Be familiar with all McArthur home designs and communities and be able to discuss with buyers benefits and features of each floor plan and community.
  • Study and commit to memory product codes and prices for available personal choices.
  • Advise management on potential improvements in systems or policies.
  • Review all customer files prior to arrival for Appointments.
  • Prepare all clipboards and welcome material prior to Orientation Tours and Preview hours.
  • Keep refreshment supply fully stocked. Costs will be reimbursed by the Company.
  • Send Thank You notes for attending Orientation Tour and reinforce meeting schedule.
  • Process Lifestyle Questionnaire and Ask Us forms and be prepared to consult with buyers when they return for other Preview and Appointment meetings.
  • Follow through with agents and other company personnel to assure smooth construction process and closing of home and be willing to assist where needed during entire process.

COMPENSATION

Compensation will be hourly plus commission as outlined in the Compensation Agreement.
